Step One - Searching For Your Dream Home

It’s important to be well informed of the Real Estate market and to ask yourself these questions;

COSTS BORNE BY BUYER

Conveyance of title (typical cost $1000 - $1500).
Standard survey (typical cost $500 - $1500). (Detailed surveys are more expensive.) Home insurance (premiums vary consult your insurance broker). Property Transfer Tax (PTT) is payable to the Land Title and Survey Authority of BC by way of a cheque made payable to the Minister of Finance (1% of the first $200,000 of purchase price and 2% of the balance of the purchase price). GST of 5% is payable on new construction. Until April 1, 2015, a Transitional Tax of 2% is also applicable on new construction (less any applicable rebates).


PRE-COMPLETION CHECK LIST

Here’s what you can expect between the time the contract is accepted and subject-free and the time the transaction completes:


UPON ACCEPTANCE OF SUBJECT-FREE OFFER:

Deposit cheque given to Buyer’s agent for deposit in trust account
Buyer’s Agent delivers Contract of Purchase & Sale to Buyer & Seller's Agent
Buyer & Seller choose lawyer/notary public to handle preparation of transfer and/or mortgage documents
Realtor Conveyancing Department will forward fully-accepted Contract of Purchase & Sale to the lawyer/notary
Buyer to arrange transition of:

1 WEEK PRIOR TO COMPLETION:

Client to make appointment with their chosen lawyer/notary to execute the required transfer and/or mortgage documents
Lawyer/notary will advise buyer of exact amount of funds required for closing (purchase price, adjustments, property transfer tax) and will advise seller of the amount to be received


COMPLETION DAY:

Transfer documents registered at Land Title office
Respective lawyer/notary will call their clients to advise of registration number
Prudential Conveyancing will be advised of registration number to evidence successful closing
Excess deposit cheque will be issued to the sellers by the buyer’s real estate company or the buyer’s lawyer/notary (an amount equal to the amount of the buyer’s deposit less the realtor’s commission + GST). If issued by the buyer’s real estate company, this may take up to a few days to receive, depending on the company’s procedures.
Cheque for interest, if any, on the buyer’s term deposit will be issued to the buyer


POSSESSION DAY:

Buyer will receive keys at noon through their agent

HOME INSPECTION

home inspection is a comprehensive visual examination of the home's structure and working systems. It should cover the exterior building envelope, all accessible structural components from the foundations to rooftop and includes basic testing of the bathrooms, plumbing, heating, electrical and ventilation systems. A home inspection will reduce the risk of having to deal with unexpected defects in a house. You will gain knowledge and familiarity with the house and determine whether or not it meets your expectations.
A home inspection should cover the following:
Foundations, crawl space
Structure
Garage or Carport
Exterior walls and windows
Doors, porches and decks
Roofing, gutters and skylights
Chimneys and masonry
Attic, ventilation and insulation
Interiors
Kitchen and bathrooms
Plumbing and domestic hot water systems
Heating systems
Electrical system
Abandoned fuel oil tanks
You should be present, at least for part of the home inspection review any observations, and to answer any resulting questions or concerns.

3 WEEKS BEFORE

Think about the things you want to be packed together. Organize your possessions so that the cartons can be labeled with the contents and according to the room in which they will be placed in your new home.
Decide what to move and what to give away. (Some goods could be donated to charitable organizations, arrange for pick-up)
Put 2 different colours of stickers to show which items will be moved and which will not.
With the items to move, label the room it is to go to. Have a garage sale!
DO NOT PACK watches, jewellery, money or important documents. Take these articles with you.
Arrange to have the telephone disconnected (but ensure that it's not until after loading day) and hook-up telephone in your new home.
Arrange to have utilities and appliances disconnected.

2 WEEKS BEFORE

Recruit moving-day help
Arrange cleaning people
Return library books and anything borrowed from friends and neighbours.
Take care of bills, stocks and investments.
Plan and measure where your furniture will be placed in your new home.

1 WEEK BEFORE

Arrange for delivery services to be discontinued - newspapers, magazines etc.

JUST DAYS BEFORE

Pack luggage. ON MOVING DAY
When all goods have been loaded, make a thorough check of all rooms, attics, basements, closets, cupboards and behind doors. It is your responsibility to make sure that nothing has been overlooked to make sure nothing has been loaded into the van in error.
Empty and thoroughly clean refrigerator
Make sure the freezer has time to defrost
Dresser drawers:
Dresser drawers can be left filled with light clothes and linen
Remove all valuables and items that could spill

SAVE TIME

If you have a concern for time, move the smaller items from the basement or upstairs to the main floor before moving day if possible.
Carry back yard items to the front so that they can be easily loaded onto the moving van.

PREPARE YOUR HOME FOR MOVING DAY

Tie back gates, screen doors and remove doors if necessary

RESERVE ELEVATORS

Reserve elevators with apartment manager and check to see if the apartment can pad the elevators for you
